Bi folding, sliding panel or French doors?

Looking at your budget and the door width will help determine which patio door style is right for your home. If you have only 1.2 metres (about 4 feet), a sliding door is out of the question, as only half the width allows access therefore you can choose from centrally opening French doors or side-opening bi folding door.

At the other end of the scale, if you have six or seven metres of width, installing several sets of French doors would be impractical. In fact, the only satisfactory solution would be bi folding-sliding doors, which would open up virtually the whole width of the aperture when required.

Bi folding-sliding doors are a combination of the best features of both French doors and sliding-panel patio doors.

Choosing bi-folding patio doors.

There are now very many companies offering bi-folding doors. Your first decision has to be between p.v.c., aluminium or wooden frames. A second decision might be whether to fit them yourselves or have them professionally installed by the supplier.

For security purposes, choose a good quality product. The decision regarding materials can be narrowed down if you need to complement existing frames.

  • If existing frames are of stained wood, then your choices are timber-framed bi-folds, wood-effect p.v.c. or perhaps powder-coated aluminum bifolds in a complimentary colour (such as sepia).
  • If the existing window frames to be matched are of white p.v.c. or painted wood (any colour, e.g. green or black), the choices are white p.v.c. bi-folds, powder-coated aluminium bi-folds (white or any RAL colour powder-coated aluminium bi-folding door frames) or unstained timber frames that can be painted each year.
  • Finally, if the existing frames are old 'Crittal' metal with single glazing, have them all replaced - you should recoup some of the money in reduced household heating bills.

If you have an enviable view to be seen through the glazing of closed doors, consider not only the width of the glazed door panel but the total of all frame widths across the span.

  • Aluminium frames are strong and narrower than wood or p.v.c. which, depending on quality, can vary greatly.
  • Good quality p.v.c. frames tend to be reinforced with internal aluminium for strength but cheap plastic door frames (usually the widest to compensate) can be fairly easily broken by someone with determination.
  • Soft wood is easily damaged, by humidity as well as a variety of metal objects.

If your budget allows, have the doors made to fit the aperture and installed professionally. This way, they are manufactured to fit your exact requirements and installation is less than half-a-day's disruption and minimal making good. Not only that but doors that fit correctly will not require in-fills at the edges, therefore they offer increased insulation and security.

Once you have made your basic choices, the supplier will offer other options such as different types of glass, handles, locks, integral blinds, etc. Many companies have web sites with comprehensive product information.

Some patio doors can be un-locked from outside therefore it is vital to use a well-respected company with a professional installation team, as they will have access to your patio door keys. Here are some tips to consider when selecting which companies to short-list:

  • A product manufactured in the UK, rather than a cheap import, has a lower risk of uncontrollable delays, damage in transit and non-conformance to British standards;
  • A reputable company with their own installation team will fit the product quickly and should avoid contentious issues regarding the product not functioning correctly;
  • Ensure that the product adheres to current building regulations for U-value and safety glass, as standard;
  • Check if strong hinges have been specified, sufficient for the weight of the doors, and that locks are secure, easy to operate and dependable (shoot-bolt/multi-lever)
  • Ensure that there is a minimum of two years' guarantee so that the doors have performed in all weathers;
  • Look for reviews and testimonials about the companies you are considering buying from and, if possible, view a local installation;
  • Ask to try the product, either in a showroom or an installation site, so that you know what to expect in terms of smooth operation, amount of strength required and how solid the door units are;
  • If you choose p.v.c., choose a high quality product with metal-reinforced frames;
  • If you choose timber, try to budget for hardwood rather than softwood;
  • If you choose aluminum, ensure that it is "thermally broken" for optimum insulation properties.

One final tip - avoid hard sales techniques and heavy discounts. A good product will sell itself and the price should have been fair in the first place.

Fitting good quality doors and windows will make your home more secure, will reduce your heating costs and should increase or maintain the resale value of your property.

How to Paint Almost Anything from Cheap to Chic!

With the current economy, most people are careful with their spending at home. So what are you to do when you are a bit afraid to spend money but want to live in comfort and style at home? Answer - think creatively:

  • Use what you have at home in a “different way” (new furniture placement)
  • Filter your spending (do you really Want? Love? Need? an item)
  • Hire an interior decorator to help you save money, time, and avoid mistakes
  • Think Cheap to Chic with PAINT!

I have said it before and I will say it again, “paint” is the most economical way to transform your home to “feel” and “look” different. The above picture is of one of my designs. My client wanted her small studio apartment to feel large, airy, and with a design style that represented her – in an economical way of course. So, my secret weapon to the r-e-s-c-u-e: “paint”!

Ladies - remember how you feel when you put on makeup that makes you look more gorgeous than you already are? That’s how a new fresh coat of paint feels (gorgeous home)!

Fellas – remember how you feel when your favorite team won a game even though you are not even a player in the game? That’s how a new fresh coat of paint feels (winner at home)!

Did you know that you could paint almost anything in your home? Yes, anything! Here’s a list of a variety of things that you can use as a guide to go from cheap to chic using the secret wand - paint:

PAINT WALLS:

Duh! Okay, that was a no brainer! However, be creative when painting your walls – mask the walls with painters tape to make geometric (chic!) designs, or you can even use plates of different sizes to outline circles with a pencil to paint on your walls. There are also sassy wall paints that provide the unexpected; such as, magnetic paint, chalkboard paint, suede look, linen fabric look.

Extra tip: when using painter’s tape seal the tape lines with clear glaze to get an added protection against jagged lines.

PAINT FABRICS:

Most of the time we try our best NOT to get stains or paint on our fabrics, but with a “cheap to chic” mission in mind turn drab to fab by painting your fabrics.

How:   Paint toss pillows, shower curtains, window curtains, cabinet skirts by using textile paint (found at most craft stores). Make sure you follow the curing time for the paint to dry; and wala – you have your very own customized chic design!

PAINTING CERAMIC TILES:

Yes, you read correctly – you can paint ceramic tiles in your bathroom. So if you currently have scary looking tiles that scream “puke color” every time you see it, then economically transform your tile color from blah to wow!

What you will need: 150 grit sandpaper, paintbrush, trisodium phosphat cleanser, boning/ceramic primer and your favorite color of paint in latex.

PAINT LAMINATED FURNITURE:

Do you have a laminated bookcase that is older than books published in 1960s? Then bring it back to life with paint.

How:  Sand to scuff away the gloss, use a paint roller (using a brush will leave streak marks), prime, paint using your fabulously looking new paint color, and seal the color using polyurethane.

So, take a close look at your furniture, which are laminated (aka: easily paintable)? Most drawers are usually laminated. Hmmm, perhaps you can paint each drawer a different color to match the color scheme within your room. Simple! Impactful! 

Designer tip: instead of using a rag to clean the dust after sanding, use a tack (a sticky) cloth.

PAINT GLASS:

Do you have glass vases hidden away because they do not match your décor? Well, bring them out to play! Then, as a hungry person carries a fork and spoon in hands, get your paint and brush in hands. Customizes clear vases, bowls, and even plates creatively.

How: you can easily get glass paint at your local craft store. Make sure you seal the paint with varnish.

Tip:  if you have a clear glass table, create a design under the glass and let your personality shine through. Perhaps you can even stencil words under the table – “Live! Love! Laugh!” is one of my favorite quotes.

PAINT WOOD FLOORS:

That’s right, you can even paint your wood floors. If you have a staircase made of wood, try stenciling a design on every step or painting a carpet design onto it. Can’t afford an area rug to separate your space within a room? Then, paint an area rug with a design that you love.

How:   A little prep work goes a long way - make sure that no nails are loose, sand floors, remove dust and /or wax buildup, clean, coat with stain blocking primer, then paint away in the direction of the grain. For durability, consider applying clear polyurethane.

Remember, turn cheap can be chic and live in luxurious comfort within your home and within your "self”.

How do I apply clearcoat on painted wood dresser without streaking.?

Applied minwax clearcoat to a painted dresser and did not like the finish. Came out kind of cloudy. If i sand between each coat with 320 grit, still can see the sand marks. How do i get a smooth finish and nice coat?

It seems you need some good paint brushes and they will last years but the cheaper ones leave lines from the brushes you shouldn't have to sand paper between coats you should have sanded it down first filled little hiles and digs that are in the wood with putty smooth it down and wipe with a clean cloth then out a one coat undercoating on so that you can whizz over the undersoat with the new paint I think you will find you will have a nice top coat if you have to rub down that coat in different places make sure you have the wet and dry sandpaper you will find it will smooth any lines wrinkles so you can touch up with paint let it dry 24 hours then use a clear coat of varnish but make sure you have got rid of the dust before varnishes
